Founded by Patricia Ng, Property Hub Sdn Bhd has been in the business for 22 years and is well-positioned to benefit from the current robust property market. We talked to its Senior Vice President, Christopher Lim, on the company’s vision and direction especially since becoming part of the ERA real estate network.
Q:1.Please give us a brief profile of your company.
A: The Company was first established in 1988 and was known as Meru Utama Realty. It was a very niche agency specialising in individual land deals. In 2006, the company felt that it was the right time to play a bigger role. A new management team was formed with the vision to corporatize the business for regional growth. The new Vision of Meru Utama became: “To be the most recognized and sought-after real estate agency for the local and regional property market by providing the highest standards of professionalism through competent and passionate services, integrity and honesty”.
In line with our Vision, we proceeded on a rebranding exercise and changed our Company name to Property Hub Sdn Bhd. Today, Property Hub is proud to have 40 real estate negotiators (95% are home grown) and is part of a well established international real estate network through our affiliation with ERA Real Estate.
Q:2.What is your edge over other agencies?
A: We firmly believe that all agencies have their roles to play to develop the real estate agency practices and their own individual strengths. In Property Hub, we provide comprehensive and professional services to our clients consistently and with the following values and attributes:

Q:3. What is your property market outlook for the 4th quarter of this year?
A: The market sentiment is still healthy by looking at a few indicators: (1) the take-up rates of current launches, for example, the newly launched M Suites by Mah Sing and Dale projects by YTL (2) currently, there is also relatively easy access to credit with low entry cost (3) the recent budget announcement also maintains its current policy on RPGT which gives better confidence to investors, and (4) our property prices still remain one of the most attractive in the South East Asia region. On top of that, we can see stable growth in our economy with the stability in our stock market, stronger Ringgit, a healthy construction market with stable material costs and a healthy population growth in the Klang Valley. Overall, we foresee stable growth for the 4th quarter. Amidst the projected stable growth for the 4th quarter, investors should also always apply caution and have an in-depth understanding of what they are investing in.
Q:4. Why did your firm join ERA network and how have you benefited from it?
A: It’s all about leverage. As a firm, Property Hub is constantly looking for opportunities through which we can achieve our corporate vision and we believe that our strategic partnership with ERA provides us with a very solid platform to achieve that. ERA Real Estate Network has been in the business since 1972 in the United States and today, it is one of the world’s leading residential member brokerage networks.
As a result, we foresee exponential growth in our firm in terms of overall size, service quality and sales figures because ERA has a range of tools and principles such as their TEAM support (Technology, Education, Awards and Marketing) system which is very comprehensive in developing a strong and competent sales team.
In the past 10 months, we have experienced numerous benefits resulting from our partnership – the ERA Real Estate Express Sales System Training programme, that helps to better equip our real estate negotiators on their business and sales performance, and a systemized approach to running our agency, to name a few. But in summary, using the ERA approach, we have been able to optimize operational efficiency and capacity, reduce costs and position ourselves more strategically in the local Malaysian property market.
Q:5. Your firm has studied the best practices in Singapore and Australia. What are the best practices there that you have incorporated currently in your company?
A: By incorporating in our corporate culture Singapore’s focus on growth via constant education and Australia’s recognition of the real estate profession as a physically and intellectually demanding occupation, we managed to attract like-minded home-grown talents. Ultimately, we aim to contribute more efforts to raise our Malaysian real estate standards.
